Site of Molson Brewery to feature social housing and green space, developer says
The developers behind the revitalization project for Montreal’s Molson Brewery site have big plans in store. Montoni and Fonds immobilier de solidarité FTQ recently unveiled their vision for the area, which includes transforming the historic brewery into a mixed-use residential neighbourhood complete with a park and pedestrian-only spaces. One of the key highlights of their proposal is the commitment to dedicating 20 per cent of the project to social housing.
At a news conference, the developers showcased a wooden mock-up of the site, emphasizing their goal of creating a vibrant community where Montrealers can truly feel at home. The new neighbourhood will offer stunning views of the St. Lawrence River, a revitalized park for both residents and visitors to enjoy, and will preserve the heritage and facades of the original brewery building.
Dario Montoni, the lead developer, expressed his passion for the project, calling it a “career project” that aims to leave a lasting legacy for future generations. The Molson Brewery, founded in 1786 by John Molson, holds significant historical importance as the first brewery in North America. With the brewing operations now relocated to Longueuil, the site is ready for a new chapter.
One of the challenges facing the developers is obtaining approval from the city, which includes adhering to the 20-20-20 rule for development projects. This rule mandates that 20 per cent of the project must be allocated to social housing, affordable housing, and family housing. While this requirement has posed difficulties for some developers in the past, Montoni and his team are committed to meeting the city’s criteria.
The planned neighbourhood will feature green spaces, public areas, and pedestrian-friendly alleyways, all designed to attract families to the area. A focal point of the development is Sohmer Park, a nod to the area’s history as a space for public performances and recreation in the 1800s. The new park will offer a tranquil retreat near the waterfront, providing a space for residents to relax and unwind.
City councillor Alia Hassan-Cournol praised the developers’ vision for the area, noting that the project aligns with the community’s desire for more green spaces and access to the water. With the city poised to expedite the permitting process, construction is set to begin in 2025, with the first residential units expected to open in 2027. The entire project, estimated to cost $2.5 billion, is projected to be fully completed between 2030 and 2032.
