Squatter turns couple’s dream home purchase into nightmare

A new home purchase has turned into a nightmare for a New York couple after they were unable to move in due to an unwanted guest refusing to leave the premises. Rochester homeowners Ryan Folts and his girlfriend Caitlin Pitts shared their harrowing experience with News 8, explaining how they bought the home at an auction last January, knowing it was occupied at the time of purchase. However, they were not prepared for the challenges they would face with the squatter.

Folts recounted offering the squatter $500 a month to let him stay in the house temporarily, but the situation escalated when the squatter threatened his life if he returned. Despite going through all the necessary legal steps to remove the squatter, including involving the Rochester Police, the couple found themselves at a standstill as the squatter continued to occupy the property.

Rochester Police Capt. Greg Bello clarified that the department does not have the authority to execute evictions and can only act based on court orders. With the lockout date for the squatter passing without resolution, Folts and Pitts are left in a difficult position, forced to stay in a hotel and pay for a storage unit while they wait for a resolution.

The couple expressed their frustration and fear, with Pitts noting that they feel like they have a target on their backs despite doing everything by the book. They emphasized the urgency of the situation, pointing out the squatter’s mental health issues and the threats he has made, calling for support from the community and mental health professionals to help resolve the situation.

As they struggle to find a solution, Folts and Pitts have doubts about ever being able to move into the home, fearing for their safety and well-being. They are considering selling the property if they are unable to remove the squatter and find a sense of security in their new home.
